The successful candidate will be a hands-on leader responsible for ensuring that all facility systems are properly maintained, managing a team of technical professionals, and driving continuous improvement through data-driven performance analysis.

Key Responsibilities

Qualifications

• Bachelor's degree in electrical engineering is mandatory.
• Minimum of 7-10 years of progressive experience in facility maintenance management, preferably within a large-scale real estate or hospitality group.
• Strong working knowledge and experience with maintenance software, particularly Customer Relationship Management (CRM) systems used for tracking work orders and service delivery.
• Familiarity with modern maintenance methodologies, including the implementation of predictive maintenance techniques to minimize downtime and costs.
• Proven strong leadership and team management skills with the ability to motivate, develop, and direct a diverse technical team.
• Excellent communication skills (written and verbal) necessary for clear and effective interaction with team members, contractors, and senior management.

Key Responsibilities

1. Production Line Maintenance

• Plan, supervise, and execute mechanical, electrical, hydraulic, and pneumatic maintenance.
• Maintain production machines such as:
• Bakery
  : Mixers, proofers, dividers, retarders, ovens, wrapping machines.
• Dairy
  : Pasteurizers, separators, homogenizers, fermentation tanks, filling machines.
• Desserts
  : Depositors, chillers, cooking kettles, packaging lines.
• Ensure food-grade compliance (e.g., FDA, EU standards).

2. Utility Management

• Operate and maintain:
• Boilers (steam and thermal oil)
• HVAC and dehumidifiers
• Water treatment and reverse osmosis systems
• Ammonia/CO₂/ Freon-based refrigeration plants
• Air compressors and vacuum pumps
• Diesel generators and emergency systems
• Optimize energy usage and track KPIs like kWh/kg of product.

3. Planned & Predictive Maintenance

• Develop a
  360° maintenance master plan
  : daily, weekly, monthly, annually.
• Implement and manage a
  Computerized Maintenance Management System (CMMS)

• Use
  predictive tools
  : vibration analysis, oil analysis, IR thermography.

4. Breakdown Management

• Implement rapid response procedures.
• Root cause analysis (RCA) and corrective actions.
• Track downtime by machine, department, and root cause.

5. Food Safety & Hygiene Compliance

• Ensure hygienic maintenance practices:
• No contamination of food lines
• Lubricants: NSF-H1 grade only
• Maintenance zoning: dry vs. wet areas
• Support QA during external audits (BRC, ISO, FDA, etc.).

6. Spare Parts & Inventory Control

• Classify critical spares by risk assessment (A-B-C analysis).
• Implement spare parts min-max levels.
• Ensure real-time tracking through ERP/CMMS.

7. Personnel Management & Development

• Manage team size: 20–50 depending on shift and factory scale.
• Organize shift schedules, overtime, and emergency calls.
• Evaluate technical skill gaps and prepare training plans.
• Conduct performance appraisals and technical workshops.

8. Project Management

• Lead equipment installation, commissioning, and retrofitting.
• Coordinate with OEMs and contractors.
• Track project KPIs: budget, scope, timeline, safety.
• Approve machine layout changes and utility requirements.

9. Energy Management

• Monitor energy consumption per line and utility (air, steam, water).
• Develop projects for:
• Heat recovery
• LED lighting
• VFD installation on motors
• Compressed air leak detection
• Report to sustainability committees if applicable.

10. Facility & Building Maintenance

• Maintain factory infrastructure:
• Roofs, floor drains, epoxy coating, pest-proofing
• Lighting, electrical panels, firefighting systems
• Implement site-wide pest control and sanitation support.

11. Cost Control & Budgeting

• Prepare and manage:
• Annual maintenance budget (opex)
• Capex for new equipment and upgrades
• Approve purchase requests and validate vendor quotations.
• Track cost/Kg for maintenance.

12. Documentation & Compliance

• Maintain:
• Machine history cards
• LOTO (Lockout Tagout) records
• Calibration certificates
• Legal compliance with environmental and safety laws

13. Health & Safety (HSE)

• Enforce LOTO and safe machine guarding.
• Conduct job safety analysis (JSA) and risk assessments.
• Train staff on confined space entry, working at heights, chemical handling.

14. Audit Readiness & Certifications

• Maintain full documentation for:
• ISO 22000

Maintenance management:

• Prepares/prioritizes maintenance activities with regard to malfunctions, maintenance, repairs, and modifications, in such a way that the work can be performed in an efficient and safe manner and the production department(s) encounter minimal nuisance and/or stagnation.
• Assist in setting, resetting, and adjusting production and packaging equipment of complex products and format transitions, so that production can proceed undisturbed.
