  • Role Purpose

The Maintenance Manager is responsible for overseeing the maintenance, repair, and continuous improvement of the industrial park's infrastructure, utilities, and company-owned facilities. This role ensures operational reliability, tenant satisfaction, safety compliance, and supports infrastructure development projects. The position requires effective management of in-house teams and outsourced service providers while balancing cost efficiency and high service quality.

Key Responsibilities

  1. Operational Maintenance
    • Develop, implement, and supervise preventive and corrective maintenance programs for all infrastructure, utilities, and facilities (electricity, water, sewage, drainage, etc.).
    • Ensure timely inspections (daily, weekly, monthly) to maintain safety and efficiency.
    • Manage spare parts inventory, tools, and resources effectively to avoid downtime.
    • Prepare and monitor annual maintenance budgets, identifying cost-saving opportunities.

  2. Investor & Client Services
    • Respond to tenant maintenance requests, including related to electricity, water, sewage, fiber optic, and utility connections.
    • Supervise additional works requested by tenants, ensuring timely and cost-effective delivery.
    • Coordinate restoration works ( ييي ه الشيييألص رد (to reinstate common areas after tenant or contractor interventions.

  3. Infrastructure Enhancements
    • Plan and oversee upgrades to existing infrastructure (e.g., LED lighting, water valves, irrigation systems, roads, and public facilities).
    • Support industrial park development projects and collaborate with engineering and IT teams on new initiatives.
    • Prepare and execute annual maintenance and infrastructure improvement plans.

  4. Compliance, Safety & Risk Management
    • Ensure all maintenance activities comply with regulatory standards and safety guidelines.
    • Develop and maintain emergency response plans (fire, electrical, water failures).

  5. Team & Contract Management
    • Lead, train, and supervise maintenance staff (technicians, electricians, plumbers, etc.).
    • Oversee outsourcing contracts and evaluate vendor performance.
    • Manage contract requests, approvals, and invoices.

  6. Reporting & Coordination
    • Provide regular reports on maintenance activities, budgets, and project progress to senior management.
    • Coordinate closely with other departments (Engineering, IT, Security, Facility) to align maintenance with overall park operations.

Qualifications & Experience


• Bachelor's degree in engineering (Mechanical, Electrical, Civil, or related field). Currently preferred in electrical engineering


• Minimum 12–14 years of experience in facilities or industrial park or compound maintenance, with at least 3 years in a managerial role.

  • MBA is a plus


• Strong knowledge of preventive and corrective maintenance, utilities, and infrastructure systems.


• Experience in managing outsourced contracts and multi-disciplinary teams.

Maintenance management:

  • Prepares/prioritizes maintenance activities with regard to malfunctions, maintenance, repairs, and modifications, in such a way that the work can be performed in an efficient and safe manner and the production department(s) encounter minimal nuisance and/or stagnation.
  • Assist in setting, resetting, and adjusting production and packaging equipment of complex products and format transitions, so that production can proceed undisturbed.
  • Assesses the nature of the maintenance and study of the drawings and manuals, ensures the availability of necessary materials, parts, and tools, and ensures the planning of the execution with relevant departments
  • Manages all technical maintenance and repair work to be performed by the employees of the maintenance department, plans the work, provides assignments and tasks, and arranges the activities. Instructs on methods and procedures and ensures the necessary safety measures are taken, so that repair and service activities are completed accurately, safely, and on time.
  • Supervises external technicians, providing assignments, checking safeguards, and evaluating of the work performed
  • Monitors the execution in qualitative and quantitative terms, checking the progress and evaluating the results. Resolves difficulties.

Troubleshooting:

  • Troubleshoots any mechanical, electrical, and technical control of production equipment, utility equipment, and refrigerating systems, and in offices and warehouses, through received messages, such that the work in terms of technology and safety can be resumed and any stagnation is limited to a minimum.
  • Locates the cause of the disturbance, determines whether mechanics of third parties must be hired, assesses the nature and extent of faults, and determines whether immediate repair is necessary and possible. If needed, ensure immediate (emergency) repairs are executed

Preventive / planned maintenance:

  • Prepares preventive maintenance schedules and carries out inspections in the context of preventive and corrective maintenance/overhaul, so that the technical underperforming conditions are timely identified and corrective actions can be taken
  • Assesses the state of maintenance and reports of serious findings to the production management; directly repairs (impending) defects if possible
  • Ensures the planning and execution of corrective maintenance arising from the inspections, at scheduled times

Continuous improvement:

  • Researches, evaluates, and recommends new equipment, tools, and processes in maintenance and production in order to enhance the capabilities of production and/or maintenance.
  • Monitor the cost and effectiveness of activities to optimise resources, prioritise spending, and achieve timeliness, reliability, and safety standards.
  • Roll out best practices of Maintenance (TPM, AM, PM, …)

Compliance:

  • Ensures compliance with all operating, safety, quality, risk, and health regulations.
  • Manages spare parts compliance, inventory levels, and management and consumption.
  • Monitors working practices and adherence to safety procedures to ensure the safety of employees working in the area (incl. some key procedures linked with
